Living in Eastlake Shores, Chula Vista: Lake living in one of Eastlake’s original neighborhoods
Eastlake Shores is one of the two founding neighborhoods of Eastlake, Chula Vista’s first master-planned community. Built in the mid-1980s alongside Eastlake Hills, Shores helped establish the Eastlake identity before the golf course, the later village phases, and the gated luxury enclaves that followed. Four decades later, it remains one of the most beloved and in-demand communities in all of Eastlake.
As an Eastlake resident and a Realtor® who specializes in all six Eastlake communities, I work with buyers and sellers in Eastlake Shores regularly. Here is everything you need to know about this established, lake-front neighborhood, its homes, its lifestyle, its schools, and what makes it such a consistently strong market.
A founding neighborhood with four decades of community
When Eastlake launched in the mid-1980s as Chula Vista’s first master-planned community, Eastlake Shores was one of the first addresses to take shape. The neighborhood was thoughtfully designed around a community lake, giving it a resort-inspired character that was distinctive from day one and has only deepened over time. Mature landscaping, established common areas, and a resident base that has grown together over decades give Eastlake Shores the kind of genuine community feel that newer developments rarely achieve.
That founding history is part of what makes Eastlake Shores a standout choice for buyers who want more than just a house, they want a neighborhood with a real identity and a proven track record.
Homes and architecture
Homes in Eastlake Shores range from condominiums and townhomes to single-family residences, with sizes typically between 441 and 1,811 square feet. The architectural style is predominantly Mediterranean and contemporary, consistent with the character of the original Eastlake development. Many homes have been updated since their original construction, with modern kitchens, refreshed bathrooms, and open-plan living areas that feel current while retaining the warmth of an established neighborhood.
The range of property types makes Eastlake Shores one of the more accessible entry points into the Eastlake community, attracting first-time buyers, downsizers, and investors alongside families and long-term residents.
Lake living and resort-style amenities
The centerpiece of Eastlake Shores is its community lake, a feature that gives the neighborhood its name and its identity. Walking paths along the waterfront, mature trees, and a peaceful residential atmosphere make this one of the most distinctive living environments in Chula Vista. Residents enjoy multiple swimming pools, a sandy beach lagoon, sand volleyball courts, paddle boats, clubhouses available for private events, tennis and basketball courts, and parks and playgrounds throughout the community.
The amenities here are genuinely used and genuinely loved, a reflection of the engaged, long-standing community that Eastlake Shores has cultivated over four decades.
A note on property taxes
Because Eastlake Shores is one of the oldest communities in Eastlake, the special tax assessments that were part of the original development financing have expired over time. As with any home purchase, I recommend buyers verify the current tax status of a specific parcel through the San Diego County Assessor’s office, as tax obligations can vary by address and build date. This is good practice across all master-planned communities in the region, the age of the home is often a key factor in the full tax picture.
Schools serving Eastlake Shores
Eastlake Shores is served by the Chula Vista Elementary School District and the Sweetwater Union High School District. Families in the community have access to well-regarded elementary schools within the Eastlake area, as well as Eastlake Middle School and Eastlake High School, consistently one of the top secondary schools in the South Bay. For families with children, the combination of quality schools, safe streets, and walkable parks makes Eastlake Shores a natural first choice.
Location and commute
Eastlake Shores sits in the southeastern part of Chula Vista with convenient access to Toll Road 125 and State Route 54. Downtown San Diego is approximately 20 to 25 minutes away, downtown Chula Vista is about 10 minutes, and the US-Mexico border is roughly 10 miles south. The Eastlake Village Marketplace and Otay Ranch Town Center provide shopping, dining, and everyday errands without leaving the area.
Who is Eastlake Shores right for?
Eastlake Shores attracts a wide range of buyers precisely because of its diversity of home types and its unique lake-front character. It is an excellent fit for first-time buyers entering the Eastlake market, downsizers who want low-maintenance living with high-quality amenities, families drawn to the schools and community environment, and investors who recognize the consistent demand that an established, amenity-rich neighborhood generates.
For sellers, Eastlake Shores properties benefit from strong and steady buyer interest. The neighborhood’s name recognition within Eastlake and its reputation as one of the original, lake-front communities, is a powerful marketing asset that I leverage in every listing.
What Locals Love about Eastlake Shores
-
The "Original" Charm: Locals appreciate that this area has more mature landscaping and larger trees than the newer phases of Eastlake.
-
The Beach Club: Unlike other neighborhoods, residents here have access to the private Eastlake Shores Beach Club, which features a sandy beach lagoon, a rare find in a suburban inland neighborhood.
-
Walkability to Retail: It’s incredibly easy to walk or bike to the Eastlake Village Center. Locals love being able to hit Target, Lowes, Trader Joe's, Sprouts or grab a coffee without needing to fight traffic on Otay Lakes Road.
-
Outdoor Traditions: The 15-acre lake is the heart of the community. You’ll constantly see neighbors walking the perimeter at sunset or using the pedal boats.
-
Proximity to Schools: Being within walking distance of highly-rated schools like Eastlake Elementary is a major draw for families in the "Shores."
